Specialist Disability Accommodation (SDA) in Queensland

SDA is the home itself: housing built for people with extreme functional impairment or very high support needs. We help you find SDA in South East Queensland and deliver the support inside it.

What SDA is

Specialist Disability Accommodation (SDA) is NDIS funding for the home itself. Under the NDIS Specialist Disability Accommodation Rules 2020, SDA is accommodation for a person who needs specialist housing, including to help deliver the supports that cater for their extreme functional impairment or very high support needs. It does not include the support you receive while living there: that is usually Supported Independent Living (SIL), funded separately.

Who is eligible for SDA

The NDIS funds SDA for participants who need specialist housing because of:

  • An extreme functional impairment: extremely reduced capacity in mobility, self-care or self-management, with a very high need for person-to-person support even with assistive technology, equipment or home modifications, or
  • Very high support needs: for example, a very high need for person-to-person support for a significant part of the day where informal supports are limited or at risk, or where specialist housing would reduce a risk to you or others.

An occupational therapist's functional assessment and a home and living request usually make up the evidence. A support coordinator can pull it together with you.

The five SDA design categories

  • Basic: no specialist design features, but a location or other features that suit people with disability.
  • Improved Liveability: a reasonable level of physical access and better design for sensory, intellectual or cognitive impairment.
  • Fully Accessible: a high level of physical access for people with significant physical impairment.
  • Robust: high physical access, built to be very resilient and to reduce risk to residents and the community.
  • High Physical Support: high physical access for people with significant physical impairment who need very high levels of support.

SDA building types

SDA can be an apartment, a villa, duplex or townhouse, a house, or a group home of four or five long-term residents.

SDA housing vs SIL

SDA is the building and SIL is the support. You can have SIL without SDA, which is how most people in shared homes live, and SIL can be delivered inside an SDA home. Our own homes in Salisbury, Ormiston and Tanah Merah are SIL homes, not SDA.

What does SDA stand for?

Specialist Disability Accommodation. It is NDIS funding for housing designed for people with extreme functional impairment or very high support needs.

Is SDA the same as SIL?

No. SDA funds the home and SIL funds the support you receive in it. Many people receive SIL without living in SDA.

Do I pay rent in SDA?

Yes. You pay a reasonable rent contribution to the SDA provider from your own income, and the SDA funding in your plan covers the rest of the cost of the home.
